Successful projects are those where I have a clear understanding of your desires and where we both know our roles and commitments towards each other. I guarantee honesty and transparency in our dealings together and I welcome your feedback at all times so that I can deliver the outcome you are after. The process is generally as follows.

Client brief

We will meet and discuss your plans, objectives and budget. I am happy to offer suggestions in order to save costs or maximise what you can get for your money. If you have drawings from an architect, designer or engineer, these are reviewed and details confirmed. If not and plans are necessary I can arrange for these to be drawn for you by designers that I work closely with. Council approval may also be required and I can also help with this process.

Quotation

I will provide a written quote for the works. This will detail what is and what is not included in the price. Every job is different and some items you may wish to provide yourself. There may be some items for which a final decision has not been made. A provisional sum for these will be stated, for example $4000 for tiles. This allows you to be certain that the project is within budget and avoids any nasty surprises down the track.

Contract

Once plans have been finalised and a price agreed we will sign a standard industry contract confirming our obligations towards each other. This will also outline a schedule of payments as stages of the build are completed and a date for completion. You will then pay a deposit.

Insurance

Once the deposit has been received I will purchase a QBCC Home Warranty Insurance policy. This will be forwarded to the building certifier so that building permits can be granted. This policy protects you against the death, disappearance or insolvency of the builder resulting in failure to complete the works or correct faults within the warranty periods. It may also be necessary to purchase a separate building and contents policy for your home as regular home insurance policies are often invalidated during renovation work.

Building

The final selection of finishes is best made as early as possible and I will advise you on the critical dates. This avoids expensive variations or delays to the project. I encourage you to visit the site frequently so that you feel involved in the build and ensure that things are as you imagined. It also allows for variations to occur before they become too costly. Should a variation be necessary, a costing will be supplied and a variation form issued. This is to be signed by both parties prior to works commencing. As various stages are completed you are required to make progress payments.

Practical completion

This is when works have been completed and the building is fit for its intended use. There may be some minor omissions or defects. We will meet on site and finalise any minor works that are to be completed and confirm the details of the final payment.

Handover

Once you are satisfied that works have been completed to the standards expected and all outstanding payments have been received you are granted access to your new home.

Warranty periods

A standard warranty of 12 months is provided for minor non-structural defects and 6 years for structural defects.
